Asset management is not a single instruction – we build long term relationships with our clients and the works tends to be spread over a longer period of time with numerous issues raising their heads over that time. Some examples of successful asset management include:
One of our clients was happy with their property in South-West
London which was leased to one of the high street banks, but with
only three years left until expiry of the lease. However the bank
decided that they wished to relocate. Spotting an opportunity we
quickly agreed a surrender of the lease with the bank. We re-let
the ground floor to a coffee shop and organised for the refurbishment
of the upper floors, to provide two large flats which are now let
and income producing. The income has grown by 40% and the income
has been secured for a long term.
We spotted that an institution was not looking after a large leisure and retail property on the South coast and agreed to purchase it for a client. The main leisure accommodation was occupied by a tenant who was in breach of their lease. We secured vacant possession of this part and re-let it to a listed Plc on a long term lease. The ground floor retail leases were all re-geared at substantially higher rents and this means that the client is receiving an income of about 25% per annum on the original investment. The client is of course delighted and he continues to leave it to Koopmans to actively asset manage the property.
Over 10 years ago we purchased a West-End building of about 20,000 sq.ft. This had numerous small tenants in occupation. We brought those tenancies to an end and managed to re-let the building to a small number of well-respected occupiers. We have continued to actively asset manage the building by working with the occupiers to ensure that the property has remained very well let. A recent open market letting of a large part of the building, after one of the tenants left after 10 years, has ensured that the client’s income now amounts to about 30% per annum of the original purchase price.
